Constructed of steel and glass and designed to create a contextual response to its site, 1520 Smallman is a new mixed-use and commercial office building located at the gateway between Pittsburgh’s vibrant Strip District and Downtown– a nexus for business, technology, innovation, culture and community.
As the first high-rise near Downtown in many years, the project is a major effort in bringing life to Pittsburgh’s neglected urban core, which has suffered from suburban sprawl over the past decades as a Rust Belt city. 1520 Smallman shall be amongst the first new buildings to address the post-Covid era in the region, incorporating double-height exterior balconies at each office level, automated touch-free systems throughout (from the elevators to bathrooms), superior air quality, and plentiful bicycling facilities including bike cafe amenities.
The neighborhood’s first LEED Gold and WELL-certified office tower, 1520 Smallman incorporates efficient chilled beam cooling systems throughout, significantly reducing energy consumption whilst also improving the air quality, health and comfort for the building occupants. The building reduces water consumption through smart metering and highly efficient demand responsive systems whilst at the same time sets new standards for storm water retention and management with extensive green roofs and gardens. By utilizing locally sourced materials wherever possible, 1520 Smallman both reduces its own carbon footprint during its lifecycle and reflects the historic brick and terracotta buildings of the Strip District in a contemporary way.
The 950,000 square-foot development also boasts a fully accessible, public ground level streetscape outside of the local floodplain, with active retail and community programming. 1520 Smallman provides above grade parking over seven levels, including ample electric vehicle charging stations and convenient ADA spaces, with two upper parking levels “future-proofed” with taller ceilings for adaptive re-use. Above the carparking base, a generous amenity floor with 18-foot-high ceilings and an expansive green roof terrace separates the 14 additional levels of efficient 41,000 square- foot floorplates above.
